A Simple and Easy Guide to Renting a Service Apartment in Bangkok, Thailand

What are the best areas of Bangkok to rent? What facilities and services can I expect from a Bangkok serviced apartment? What are the best and worst serviced apartments in Bangkok? Read on to learn the answers to these questions and much more in my simple and easy guide to renting a serviced apartment in Bangkok for both expats and travelers.

Bangkok is the Center of Southeast Asia

As the commercial center of Thailand and the hub of business and leisure travel within Southeast Asia, Bangkok has exceptional hotels of all kinds catering to the business elite and casual traveler.

Recently, a new kind of accommodation has gained favor with business executives on short stays in Bangkok--the luxury serviced apartment. With increased commercial expansion over the past several years, serviced apartments are quickly becoming the favorite choice of living style for their affordable luxury.

What is a Serviced Apartment?

The serviced part of the equation usually refers to the daily or twice weekly cleaning of your room, the furniture, kitchen amenities and so on that normal apartments do not include. Some service apartments also function as hotels, and these are called Aparthotels.

What's So Special About Bangkok Serviced Apartments?

Real estate and relocation agents believe Bangkok has the most number of sophisticated apartments the world has to offer. There are not just one or two luxurious apartments, but close to 50. This is because skilled labor is cheap in thailand, and the city itself is a major business hub for the southeast asia region.

Renting a serviced apartment in bangkok can be a daunting task for several reasons--the primary one being there are so many 'fine print' and extra costs involved when signing a weekly, monthly or yearly contract.

I have been living in Bangkok for a few years now, and have gone through several serviced apartments, learning on the way which 'services' are included and what to expect from your stay in Bangkok.

Bangkok's City Plan

The Bangkok Jungle has several meanings, one of them being that the city was never built with a city plan or urban design in mind. The city is a sprawling landscape, a montage of residential and commercial buildings juxtaposing one another. It is home to 10 to 15 million people, depending on who is arriving from the rural country and abroad. The people as well, from poor to affluent, live side by side.

The city itself is lopsided; if you look down any major road in bangkok, you will see that both sides of the road arent balanced, building heights are different, and there is an overall lack of symmetry. This is what makes Bangkok unique and charming. And what makes it a jungle.

The Best Areas To Live In Bangkok

Bangkok contains inexpensive to exclusive apartments, but the best ones are found in the following regions of Bangkok:

Sukhumvit, the main road or artery of Bangkok Asok, one of the most exclusive and expensive areas to live Thong Lo, the chic and fashionable street, Sathorn, the business district of Bangkok Silom, another business and red light district Ploenchit, business district Chit Lom, business district The areas listed above are all within easy access to shopping, dining, entertainment, trains, skytrains, and expressways. If you choose to live in one of these areas, you will experience life in the center of Bangkok's thriving business and shopping centres while indulging in an ultra private serviced apartment in Bangkok. I personally recommend Asok and Chit Lom, as they are the classiest areas of Bangkok, but if you are looking to be close to the night markets Silom is perfect, and Sukhumvit is always a colorful experience.

Facilities and Services of Typical Bangkok Serviced Apartments

These vary between the different types of apartments and condos, but a standard of excellence has been establlished from the increasing competition among serviced apartments. Facilities and services are upgraded regularly to keep up with rival residences. However, before investing in a serviced apartment, be sure to check if these services and facilities are available.

5 Services That Should Be Included Free of Charge:

Room Cleaning Water/Utilities Internet Usage 24 Hour Security Room Service/Errand Boy
4 Facilities That Should Be Included

Restaurant Gym Pool Convenience Store
The Loopholes: Length of Stay, Deposits and Electricity

If you are staying for a month or year, the serviced apartment may charge you for electricity. Make sure that you negotiate this price to 6.5 Baht/Unit. A lot of times the apartment owners will charge 8 Baht/Unit for more profit. They only pay 3 or 4 Baht/Unit.

Be careful when signing leases; most require a 2 month deposit, and if you move out before your contract is finished you forfeit this deposit.

Make sure the serviced apartment has a laundry service, either in house or out of house. Most serviced apartments have coin operated laundry rooms as well as pick up services. More deluxe suites will have washing machine in the room. Note that most places do not have dryers.

How much Should I Pay?

This is a difficult question to answer, but the more facilities a serviced apartment has, the more it will cost. If a serviced apartment has a pool, gym and also functions as a 24 hour hotel, then the monthly price will be above 30,000 Baht.

Location also has a large part to do with cost of a bangkok serviced apartment. If you are staying in an area not close to skytrain or subway access, your price will be much lower. Conversely, staying in the business districts of Silom or trendy spots like Ekkamai or Thonglor will raise your monthly rent.

Which Serviced Apartment Should I Choose?

The serviced apartment market in Bangkok is lead by three groups, The President Group, The Ascott Group, and Centre Point. Most of them offer first class accomodation and have a decent system of serving their customers. However, there are numerous independent serviced apartments to choose from.

The 2 Worst Serviced Apartments in Bangkok

Ascott Bangkok Sathorn There have been several articles written in trade journals about the decline in service at the once famous and most prestigious serviced apartment in Bangkok. Once known for attention to customer relations, their lack of it is now glaringly obvious to everyone who stays there. This place is an example of a chain serviced apartment becoming too much like a corporation with no human touch of service. Lebua Rumor is their staff is very untrustworthy. Read the trade journals and 'google' the residence for reviews.

Top 2 Most Luxurious Bangkok Serviced Apartments

Siri Sathorn Apartments Siri Sathorn is a five-star luxury `boutique` property which epitomises private and elegant living in a residential setting. It is a concept of the perfect home which appeals to international traveller. This place caters to Japanese clientelle but of course is open to everyone. Fraser Place Urbana Langusan They have an exclusive 45-metre driveway leading from the main road to the serviced residence for great privacy. They also have some of the best services and customer relations I have ever experienced, pampered is the only word that comes to mind

Best Value Bangkok Serviced Apartments

Silom Convent Garden Newly built in November 2006, this chic serviced apartment is located in the Silom-Sathorn area but has some of the cheapest rates for this business and night market district. River Cruise in Bangkok - Sightseeing on the Chao Phraya

A river cruise in Bangkok gives an insight to the community

life on the Chao Phraya River and the legacies on this river of

kings, a picture of stark contrasts.

It needn't have to be an elaborate affair; you can cut the frills

and expenses. Plan the river cruise yourself for a more

meaningful Bangkok sightseeing tour from the Chao Phraya

River.

The Chao Phraya River is the longest river in Thailand

stretching 370 km from Nakhon Sawan, more than 200 km

north of Bangkok. The river continues past Bangkok to flow

into the Gulf of Thailand in Samut Prakan to the south.

Chao Phraya is also the highest title in ancient Thai nobility,

similar to the Duke in British nobility. The title is no longer in

use.

Attractions, landmarks and views in a river cruise in

Bangkok

Start the river cruise from the Sathorn Pier near the Taksin

Bridge; five minutes walk from the Taksin Bridge skytrain

station, the terminal station for trains from the city center.

Proceed northwards passing the scenic water front hotels like

the old Oriental Bangkok where famous writers like Joseph

Conrad and Somerset Maugham left their mark.

The first recommended stopover, in a river cruise in Bangkok,

is the Ratchawong Pier which leads to Yaowarat Chinatown,

Soi Sampheng where Chinatown started and Soi Sun Yat Sen

named after the father of the Chinese Revolution.

The Memorial Bridge, the next stop, is dedicated to King Rama

I, the founder of Bangkok. His monument, near the bridge,

depicts King Rama I on a throne gazing at the bustling city he

founded more than 220 years ago. Pahurat, the Indian

community in Bangkok is further inland.

Historical aspects of the Chao Phraya

Further upriver on the Thonburi bank, near the mouth of the

Bangkok Yai Canal, the white ramparts of Fort Vichai Prasit

come into view. This was an old Ayutthaya fort built in 1688.

King Taksin's Palace is here in the complex that's now the

Royal Thai Navy HQ.

Next to this old citadel, stands the glittering Wat Arun, Temple

of Dawn, a temple built in the Ayutthaya era.

The Bangkok Yai Canal and the Bangkok Noi Canal, further

upriver, used to be the original course of the Chao Phraya

River.

This long meander was straightened out by a canal in 1542 to

shorten sailing time to Ayutthaya. The new canal subsequently

became the present course of the Chao Phraya River.

The river cruise in Bangkok will now pass the most majestic

sight along the Chao Phraya River, the Grand Palace and the

Temple of the Emerald Buddha in old Rattanakosin, the

historical center, which is the origin of modern Bangkok.

The Thonburi bank, across from the Grand Palace, is where

old communities have lived long before Bangkok was

established as the capital. The Bangkok Noi Museum, further

inland, preserves the history of these communities.

The Royal Barge Museum is located in the Bangkok Noi Canal

near the Phra Pin Klao Bridge.

The river cruise in Bangkok next passes Fort Phra Sumen,

built in 1783 to fortify the old city. Located near the mouth of

the Banglampoo Canal, the second protective canal ring, it's

one of the two remaining forts left from the Bangkok era.

River life and scenes on the Chao Phraya

On the banks, rickety old wooden houses on stilts can be seen

in stark contrast to the spanking new houses and

condominiums. The noodle vendor in a boat sells her food from

house to house as restaurants provide riverside dining near the

some of the piers.

The most spectacular bridge across the Chao Phraya River

encountered in a river cruise in Bangkok is the King Rama

VIII Bridge, a suspension bridge that stands out like a giant

harp over the water. Bang Khun Phrom Palace, which houses

the Bank of Thailand Museum, is nearby.

Bridges across the Chao Phraya River serve as useful

landmarks in a river cruise in Bangkok. Some piers, located

near these bridges, are named after them. You'll pass under

eight bridges in the entire river cruise.

Further upriver life gets less touristy and more rustic,

particularly on the Thonburi bank. Many piers are named

after wats (temples) located nearby, around which community

life is built. Some of these temples, though less well known, are

equally beautiful as their city counterparts.

Chao Phraya boat services for a river cruise of

Bangkok

Chao Phraya River boats ply along the river during the

day stopping at regular piers. These boats are an inexpensive

and convenient way for a Bangkok sightseeing tour of the river.

A Chao Phraya tourist boat service is also available for a day

tour of selected areas and piers. Boat rental services are also

available for groups of 20 or more.

A total of 34 Chao Phraya river piers located along this 25 km

winding stretch of river. You don't have to go all the way

though, just take your pick and get on and off where you wish.

A river cruise in Bangkok provides a very different perspective

of life in the city on the banks of the Chao Phraya River, an

aspect you can't get from the usual Bangkok city tour.

7 Tips For Getting Around Bangkok

Bangkok is one of the largest and busiest cities on the planet and trying to find your way around can be something of a challenge for even the most seasoned traveller. But don't despair - with a cool heart, plenty of patience, an icy bottle of water and a bit of forward planning, you'll be on your way across town before you know it.

Here are some tips on Bangkok transport options and how best to make your way around this bustling metropolis

1. Avoid Tuk Tuk Scams

Tuk Tuks (3 wheeled motorised taxis) can provide you with a quick and readily available means of getting around Bangkok, but don't be tempted by the '20 baht' offer of a full day tour of the city. These scams invariably take you from one dull & overpriced shopping venue to another, each one selected on the sole basis that if you buy something, your tuk tuk driver will earn himself a nice commission bonus. Not all tuk tuk rides are scams but just make sure you negotiate a reasonable price for your (direct) trip before jumping on board.

2. Utilise the Bangkok Skytrain and newly opened Underground

The BTS Skytrain and newly opened Underground (or subway) network will get you around Bangkok in the fastest possible time. If you want to get across town in a hurry and avoid the infamous Bangkok traffic jams, then these two transport systems will serve you well. From most points around the city you can take a quick walk or taxi ride to the nearest station and be on your way in air-conditioned comfort in no time at all. Just remember, during peak times, you'll be sharing the ride with thousands of Thai commuters, so you'll be lucky to get a seat, but it still beats sitting in traffic for up to two hours.

3. Try the Chao Phraya Ferry Service

For a scenic journey across town, try one of the many ferry services operated on the main river, the Chao Phraya, which winds its way through Bangkok. Only available during daylight hours, this is one of the most relaxing and stress free ways to get around Bangkok, plus you'll see a terrific blend of old and new architecture as you pass by sweeping skyscrapers and humble wooden abodes. There are ferry stops all along the river, usually marked on any map of Bangkok and if you're not sure which ferry to take to get to where you're going, just ask one of the other commuters or ticket staff - they'll be happy to help you on your way.

4. Taxis are cheap but traffic moves slowly

In Bangkok, you can hire a metered taxi for very little cost. For example, a journey from the airport to your downtown hotel is likely to only cost you in the vicinity of 200 THB (or about $5). Keep in mind, however, that as reliable and comfortable as Bangkok taxis can be, they are still subject to peak hour traffic jams. If you need to be across town during peak times, consider leaving for your destination earlier to avoid traffic, or else take a combination of taxi and public transport (skytrain, underground or ferry) to avoid getting stuck in one of those notorious Bangkok traffic nightmares. Also, when taking a taxi, make sure you select a driver who uses a meter, not one who quotes you a set fee, as choosing the second option will invariably end up costing you more.

5. Leg Power

If you want to sightsee in Bangkok or don't have far to travel across town, consider donning a pair of good walking shoes, grabbing a bottle of water and setting out on foot to explore this vast and exciting city. Especially during peak traffic times, you'll find this a much more enjoyable mode of transport and you'll get to see some of the intricate details which make up this cosmopolitan city. In addition, you'll get closer to the people and probably make a few new friends along the way.

6. Public Buses & Trains

Public buses run everywhere in Bangkok but trying to work out which bus goes where can be a bit daunting, even for veteran Bangkok travellers. If you've got a sense of adventure and a bit of time on your hands, you'll find this a fun and inexpensive mode of transport, as well as a great way to meet people along the way. Just keep in mind that peak hour in Bangkok will mean very full buses, sometimes not even standing room will be available.

Public trains (not the underground) are mainly for travel to regional destinations, so unless you're heading upcountry, travelling by train around Bangkok is probably not your best option.

7. Motorbike Taxis - Not for the Faint-hearted

Their ability to duck in and out of the congestive Bangkok traffic and the low cost make motorbike taxis a popular choice for many living in Bangkok. If you only need to travel a fairly short distance, a motorbike taxi could be a fast options for you. Keep in mind though that this mode of transport is not the safest form of getting around and you'll require nerves of steel as well as great trust in your driver if you choose to travel by motorbike taxi around Bangkok.

Bangkok City Tower - Portraying The Modern Face Of Thailand

Located in a strategically important site in the modern cosmopolitan Bangkok, the Bangkok City Tower in many ways portrays the modern face of Thailand. The town of Bangkok which began as a small trading post and a seaside community that served the Ayuthtaya Kingdom has today morphed into one of the regions leading commercial hubs. The space age design of the building is its most striking feature and its shimmering silhouette on the Bangkok skyline makes it a popular landmark in the city.

Amongst Bangkok's fifty administrative districts, the Bangkok City Tower is located in the Central Business District. This area houses major corporations, embassies, banks and investment firms in Bangkok and can be termed as the heart of the city's if not the country's economy.

The advantageous location of Bangkok City Tower makes it a preferred place to set up office for some of Bangkok's biggest companies. Among the buildings tenants that include major industry consultancies and banking corporations are PricewaterhouseCoopers, United Overseas Bank, Bank of China. KPMG, Deloittes, Citibank, Standard Chartered Bank and Chase JP Morgan.

The building can be found at the main intersection between Sathorn Road and Narathiwas Rajanagarindra road. Sathorn Road has a number of commercial companies occupying its premises and is generally considered to be an upscale part of Bangkok. Commuting from the Bangkok City Tower to other parts of the city is easy as it is located on the Chong Nonsi Skytrain (BTS). The Skytrain or Bangkok Mass Rapid Transit System is an elevated metro system that has 23 stations situated on two lines.

The thirty story Bangkok City Tower has over 42,000 square meters of tenable office space. The special feature of this building is its floor layout with plate sizes of 1,000 and 2,000 square meters and a 15 meter column span to accommodate efficient floor layout. The building also has provisions to provide parking for up to 800 cars and three separate lift zones that are serviced by 12 cabs including a service lift and two car park lifts. The modern energy efficient exterior has solar reflective paneling and a heat absorbing glass curtain wall.

Located close to the Bangkok City Tower and the Central Business District are several comfortable Bangkok serviced apartments that are a great option for long stay business travelers visiting this part of the city.
